Things your Realtor wish you'd do!!

Thinking of selling?

Here are a few tips from years of experience buying and selling Real Estate. (I am NOT a realtor)

You have heard it time and time again that your house is your biggest purchase and asset.

BUT, once you are ready to sell it......


Why not give it its BEST chance of getting the BEST price?


DO NOT BE LAZY
when it comes to the following

Step 1: DECLUTTER, Have the old Keep, Sell, Toss, Garage Sale, Donate boxes
(YES CLOSETS COUNT)

Step 2: DEPERSONALIZE, get RID (YES GET RID) of all your family pictures on the walls, get rid of the toys (with exception of a few key ones)

Step 3: PAINT the walls a NEUTRAL color - get rid of ALL the bright tones through out the house, NEUTRAL is best for potential buyers to see THEIR ideas, NOT YOURS - REMEMBER YOU are moving

Step 4: CLEAN every nook and cranny!! Baseboards, Closets, Shine the Stainless Steel appliances AND the kitchen sink....to name a few

Step 5: STAGE your house - make your house LOOK like it came out of a magazine. Get RID of old worn out furniture. DO NOT forget about the outside of the house, especially the Entrance! You can do the staging part on a budget yourself, or hire a Professional stager who can customize a month to month rental agreement with you for the spaces you need staged.




I had several family photos on the back wall, I removed them and relocated a mirror from another part of the house. I also closed up the table making it smaller and making the space feel larger.





 
I bought 2 exact same lamps and a small floral piece to add to the space. Keeping the table free of clutter and lamps on will portray cleanliness and comfort. I will wash the floors and base boards as well as clean the windows.

I know we are all busy and can't exactly channel Martha Stewart, however you CAN do the above 5 steps, elbow grease and some TLC towards you house will make a HUGE difference you realize on the sale of it.

Give it its BEST chance.
